Property Marketing Plan
Web Marketing: It is reported that 82% of all home buyers now use the Internet in their home-search process. Because of this and the expected continued growth for online home searches, I feel it's very important to maximize your property listing's online exposure. Here is a sampling of some of the websites where I will place your property listing and photos:
· SoCalAgency.com -Your property will be featured on my sites' Featured Properties section. This will include a photo and links to your property details & more photos, map, and a high-quality printable flyer that we will create. Your listing will also always be included on my Featured Properties page and all of my MLS Search and Search result pages.
· Tempo – Southern California Multiple Listing Service (MLS).
· Realtor.com - This is one of the top national/international real estate sites used for home searches.
· MSN.com - In their Real Estate section and Classifieds. (EXPO)
A LATIMES.COM Los Angeles Times’ website in their online classifieds section.
· Craigslist - Los Angeles section
· Yahoo.com - Real Estate Classifieds section.
· Email Property eCards - A custom eCard will be created for your property and emailed to 100s of local real estate agents and prospects. The eCard will contain direct links back to your listing's details & photos page, map, printable flyer and more.
While web marketing is an important part of my overall marketing plan, I do realize that the other traditional forms of marketing/advertising remain just as important. Following is a list of other marketing services that I would use for your listing:
Print Advertising:
· Los Angeles Times’ Photo Ad(s) - To be placed in Sunday's Home Buying Guide section.
· Los Angeles Times’ Classified and Open House Ads
· Local Paper (if applicable) - Classified and Open House ads.
· Property postcard - I will create a property postcard and have it professionally printed and mailed out to 100s of prospects within your community. This will be to advertise an upcoming "Open House" and/or your "New Listing".
· DreamHomes Full Page Photo Ad (if applicable) - To be run in two back to back monthly issues.
Realtor Exposure:
· Multiple Listing Service (MLS) - Your property with photos will be listed in the Southern California MLS, Multiple Regional MLS, MLS Alliance and as applicable other area MLS.
· Promotional Flyers of your home delivered to local real estate offices
· Broker Caravan - Your property will be featured on the local broker caravan. This is a "broker open house" which allows local agents to preview your property.
· Special marketing to top relocation realtors - via relocation associate contacts
General Marketing:
· Your own Intranet site (accessible from our website) - You will be provided with your own personal webpage that you may access anytime to view the most up-to-date marketing activities for your listing. (pending feature)
· Photo flyer for in-home display, realtors, & prospective buyers
· New listing postcards prepared and mailed to sphere of influence and past clients
· Immediate Yard Signage - Provides contact information, flyers, and directs potential buyers to our website for more information.
· Follow up with salespeople who have shown your home - Obtain feedback and communicate this to you
· Apprise you of current sales and changing market conditions in your area regularly
· Bold Open House(s) (with your permission)
· Negotiate on your behalf (over 20 years of real estate experience, Licensed Broker, REALTOR, NAHREP)
· Manage the escrow process - Deal with coop agent, lender, buyer, title, appraiser, escrow, transaction coordinator, inspectors, termite, etc.
